Positioned between the Hernando DeSoto Bridge (SR-301) and the Green Bridge (SR-41), the Property benefits from exceptional visibility and accessibility, with direct connectivity to the Sunshine Skyway Bridge which directly connects the area to the broader Tampa–St. Petersburg–Sarasota MSA. The Hotel is proximate to key transportation infrastructure, including Sarasota-Bradenton International Airport (SRQ) and Tampa International Airport (TPA). Notably, TPA began construction in December 2024 on its $1.5 billion, 16-gate, “Airside D” terminal which is set to open in 2028 and is the first new terminal at TPA in over 20 years.

Given the location of the building along the Bradenton Riverwalk, there is significant opportunity to drive food and beverage revenue or lease income at the Property from demand from guests and locals. The Bradenton Riverwalk is a publicly-cared for and accessed scenic pathway that runs along the river and the Property’s edge.
